Drawing on the team’s experience with near-complete developments, including 9 Hassall Street, Parramatta and 14 Butler Road, Hurstville, the campaign was structured around addressing the key due diligence and construction requirements likely to influence buyer participation. Working closely with the Receivers, property consultants and Ray White’s residential and commercial networks, the team identified outstanding works, construction costs and the project’s potential gross realisation.
The campaign generated strong competition, culminating in an unconditional Auction with 6+ active bidders and a successful transaction.

RWC Western Sydney was appointed to divest a unique 83+ hectare landholding comprising Residential (R1), Rural (RU1) and Open Space (C2) zoned land on behalf of the Receivers & Managers.
Recognising the differing requirements and value propositions of prospective buyers, the team structured an Expressions of Interest campaign offering the holding both in-one-line and as separate parcels. This strategy maximised buyer participation across land developers, builders, land-lease operators and land bankers, generating 15+ competitive bids, including both conditional and unconditional offers.
The process resulted in the immediate sale of the Residential component for $32 million, followed by a separate Auction campaign for the Rural component, achieving $8.2 million with 4 active bidders.
The combined outcome represented a 20% premium to the highest offer received for the whole holding during the initial campaign.

RWC Western Sydney was appointed in 2024 to divest one of the largest DA-approved residential development opportunities in Sydney’s North West Growth Centre on behalf of the Voluntary Administrators.
The 120,020sqm site benefited from an approval for 1,381 residential units across 17 buildings, with council land acquisitions and significant civil works already underway. Given the complexity and advanced status of the project, the team worked closely with the Administrators to accurately position the development opportunity and clearly communicate its status to the market.
The campaign generated 6+ competitive bids, which were subsequently transitioned into a competitive tender process following a short list and buyer negotiations designed to minimise transaction risk and maximise certainty for the stakeholders.
The campaign successfully concluded with a $80 million + GST sale.

RWC Western Sydney was appointed to divest 5 adjoining lots comprising a stationside retail portfolio in the heart of Wentworthville. The property presented both an established income stream and future development upside, underpinned by its prominent location and Mixed Use zoning.
The key challenge was navigating the varying lease structures and intentions of 8+ individual tenants, while providing prospective purchasers with sufficient confidence around the existing income and underlying value. The team worked closely with our management and leasing business to assess the tenancy profile, provide market evidence and clearly communicate the asset’s investment and development fundamentals.
This strategy generated 10 competitive bids through the initial Expressions of Interest campaign, with 5 parties shortlisted into a second-round process. Following a final tender process, the team secured a sale price in excess of $8 million, with a short 30-day settlement.
