Western Sydney’s industrial sector is undergoing one of its strongest growth phases on record, driven by large-scale developer investment, rezoning momentum, and a wave of off-the-plan opportunities. Here’s a closer look at five major projects shaping the market, Goodman’s Horsley Park expansion, Yennora’s multi-storey transformation, Glenfield’s rezoning push, and RWC Western Sydney’s new listings, Workspace Industrial and The Depot.

 

Goodman’s $130 Million Horsley Park Expansion

Goodman has committed to a $130 million expansion of its Oakdale Industrial Estate at Horsley Park, part of a wider 440-hectare logistics superhub that includes Oakdale Central, South, West and East. Within this, Oakdale East Industrial Estate alone spans 62 hectares and will deliver over 300,000 sqm of premium warehouse space, with buildings ranging from 13,700 to 35,700 sqm scheduled for delivery between 2025 and 2027.

Strategically positioned just minutes from the M7 and M4, and with a population catchment of over 3.5 million within 45 minutes’ drive, Oakdale is cementing Western Sydney as the nation’s premier logistics hub. Importantly, Goodman is targeting Green Star ratings and net zero embodied carbon outcomes, underscoring the focus on sustainability in future industrial design.

Peter Vines, Managing Director of RWC Western Sydney, stated the project highlights the structural confidence in the region: “When you combine infrastructure, land supply and connectivity, this region offers the strongest industrial fundamentals in Australia. The fact these sites are being pre-leased years in advance speaks volumes about demand.”

 

Yennora’s 300,000sqm Multi-Storey Logistics Hub

Yennora Distribution Centre, one of the southern hemisphere’s largest logistics estates, is preparing for a multi-storey transformation. Currently offering over 300,000 sqm of warehouse space and 67,000 sqm of hardstand, Stockland’s long-term vision is to future-proof the precinct with vertical warehousing and upgraded intermodal rail.

The first stage, rolling out across sub-precincts 1A, 1B and 1C over 5–8 years, will deliver 126,920 sqm of GFA alone. Alongside this, a 40,000 sqm expansion for DP World was recently approved, strengthening the site’s integration with rail freight to Port Botany.

Peter Vines added that Yennora represents a major shift in industrial design:
“Yennora’s move towards multi-storey warehousing reflects the reality of land scarcity while taking advantage of intermodal freight. It’s the type of forward-thinking development that ensures Western Sydney remains competitive with global logistics hubs.”

Glenfield’s 91-Hectare Industrial Supersite

South-west Sydney is also on the move, with 91 hectares in Glenfield currently progressing through rezoning to create a future industrial “supersite.” The rezoning aims to unlock large contiguous land parcels suitable for logistics, warehousing, and employment-generating uses.

Once approved, Glenfield’s scale and location will position it as a new industrial anchor in the south-west growth corridor, complementing the Western Sydney Airport precinct.

Peter Vines mentioned that rezoning remains critical to the supply pipeline:
“Sites like Glenfield provide the scale occupiers are craving, but without the zoning certainty, they simply can’t proceed. This move is about unlocking long-term jobs and investment.”

 

RWC’S OFFERINGS

 

Workspace Industrial, Strathfield

Closer to Sydney’s inner-west, Workspace Industrial is redefining SME-focused industrial offerings. Located at 7–23 Water Street, Strathfield South, the project comprises 69 architecturally designed warehouse units across a 1.3-hectare site, with a total building area of 11,579 sqm.

Unit sizes range from 132 sqm to 460 sqm, each with mezzanine offices, modern finishes, and dedicated container zones. On-site parking provides 157 spaces, while 24/7 access ensures maximum operational flexibility. The estate connects directly to the Hume Highway, M4 and M5 motorways, placing occupiers within 20 minutes of both Sydney CBD and Parramatta.

At Penrith’s Nepean Business Park, RWC Western Sydney is marketing The Depot — a dual offering of Enterprise Warehouse Units (293–772 sqm) and Business Units (32–247 sqm). Both are designed with high-clearance roller doors, mezzanines, strong architectural presence, and connectivity to the M4, Northern Road and the upcoming Western Sydney International Airport.

Situated just minutes from Penrith CBD, the estate sits in the heart of a $39.5 billion infrastructure pipeline, including the Sydney Metro Western Sydney Airport Line, Nepean Hospital redevelopment, and Mamre Road precinct upgrades. Vacancy rates in the Outer North West remain near zero, while rents have grown by 27% year-on-year — underscoring the urgency for businesses to secure space.

Owen White, Sales Executive at RWC Western Sydney, explained the appeal of the project:
