Situated within the Penrith Economic Triangle, the upcoming Alspec Industrial Business Park is strategically located Southeast of Orchard Hills and West of Kemps Creek. This ambitious project spans 733,943 sqm (73.3 Ha) developable area out of a total site area of 1,466,103 sqm (146.6 Ha). 

The planning proposal envisions the site as a modern, cutting-edge industrial park with thirty-two high-quality warehouses each with ancillary office space, dedicated parking, and clear signage for easy navigation. The site’s plan also includes landscaped internal roads and roundabouts, promoting a greener, more aesthetically pleasing environment.



Over the next four years, this $483 million development will generate an estimated 686 jobs, consisting of 232 direct and 339 indirect jobs. This employment boom will play a pivotal role in New South Wales’ economic recovery.

The Alspec Industrial Business Park is designed to support NSW’s economic recovery and address the critical shortage of serviced vacant industrial land supply in the region. The planning proposal seeks a rezoning of part of the site from RU2 Rural Landscape to part IN1 General Industrial and part IN2 Light Industrial. This strategic measure will cater to the local market’s needs, fostering a mix of large and small lots. In addition, the proposed changes will safeguard a 40-meter wide corridor of land zoned RU2 Rural Landscape for future road expansion.
